Smart Water Valves.

Safeguard your properties from the #1 driver of insurance claims. Detect leaks and prevent water waste from issues like running toilets or excessive water consumption at a property.

Leak Detection and Water Damage Prevention:  A Smart Water Valve is equipped with advanced sensors to detect leaks or unusual water flow in real time, protecting multifamily apartments from costly water damage. When a leak is identified, the system can automatically shut off the water supply to prevent prolonged flooding, safeguarding units and common areas. This proactive damage prevention reduces repair costs, maintains property value, and provides peace of mind to property managers and residents alike.

Water Usage Monitoring and Cost Savings: With precise water flow tracking, Smart Water Valves offer real-time water usage data, helping multifamily apartment buildings monitor consumption on a unit-by-unit or property-wide basis. This transparency enables property managers and tenants to identify inefficiencies, reduce water waste, and lower utility costs. In many cases, the system integrates with smartphone apps or dashboards, allowing for easy monitoring and reporting to promote sustainable water practices.

Remote Control and Automation: Smart Water Valves provide unmatched convenience by allowing property managers or maintenance teams to remotely control the water supply through a mobile app or centralized system. This feature is particularly valuable in emergencies or for seasonal maintenance tasks, like shutting off water to unoccupied units. Automation settings also enable tailored operation, such as scheduling water shutoff during leaks or setting thresholds for acceptable water usage, enhancing operational efficiency and reducing manual interventions.

Alarm.com Smart Water Valve+Meter

The ADC-SWM150 water valve + flow meter is a purpose-built water valve that can be installed at the unit-level, or the riser-level. It is able to detect and trigger actions (notification, shutoff, audible alarm) for 3 different programmable flow rate + durations. This covers use-cases such as burst pipes (high-flow event), running toliets (medium flow event), and leaking refrigerator water lines (low-flow event).
